Once your real estate agent has presented a contract and it has been accepted by the seller our team goes to work to prepare for the closing and legal trasfer of title of the property. From the moment you entrust us with your closing our staff goes to work for you.

This includes:

  • Receiving and reviewing the ratified contract.
  • Requesting a complete title search of the property.
  • Ordering payoffs on all the loans for which the house is in collateral.
  • Address any requirements or special conditions the lender may have required.
  • Address any title problems which may have been identified.
  • Receive and review loan documents for the purchaser from the lender.
  • Set a date for the closing.

On the actual closing date the buyer assumes legal responsability for the property. Versatile Title and Escrow disburses the funds provided by the lender to pay existing mortgages and obligations, to parties who are paid at settlements (inspectors, agents) and to the seller.
